2. ACH/automatic withdrawal. If you wish to use this service you must complete the ACH Authorization available on the website. Email the complete form to milladvantage@fuse.net, fax to 513-984-9150, or mail the form to Advantage Property Management, Inc., 7712 Blue Ash Rd., Cincinnati, Ohio 45236.
3. AUTO PAYMENT – You can use the Automatic Payment with your bank for your monthly payments. Make sure that payments amount are update EACH YEAR and that the payment is being sent to Advantage Property Management, 7712 Blue Ash Rd., Cincinnati, Ohio 45236.
4. CREDIT CARD - You can also pay via credit card, but a 4% fee is added to your payment when using this option. Access this payment method at: https://www.advantagepropertyoh.org/
We depend on owners to help identify needed maintenance. For example, if a hallway light is out, hallway smoke detector beeping, or there is another issue with a common area or limited common area item, you can submit a service request by:

Our maintenance technician is typically on site Thursday’s for general service requests and community maintenance. For after-hours maintenance emergencies, please call Advantage at 513-984-4114 and following the after-hours service prompts.
Yes, but …. Pets are allowed at the election of the board. Rules have been created to ensure that pets can be allowed without impacting the rights of others in the community. If you own a pet you must be aware of and comply with ALL rules . The rules are available on the community website or from Advantage and include:
NO. The community has been approved for FHA Loans through the Federal Housing Administration. This means that no more than 50% of the condos in our community can be rented. We are currently at 50% of condos rented so no more rentals ARE allowed AT THIS TIME. A unit that has been approved for rental (owner has completed and has approved rental forms) loses a tenant, the unit can be re-rented. If a unit is sold, the right to rent the unit ends. Other owners would then have the opportunity to apply for approval to rent their unit. Want more information or updated rental percentage? Personal items such as bikes, shoes, toys, fire pits, etc., are not to be left on any common areas. Common areas include hallways, closets in hallways, or under the stairs, or outside areas. Any personal items left in the common area may be disposed of without notice.
Essentially NO under West Chester Township and Ohio State regulations. Because we are multi-family buildings, gas grills cannot be used OR STORED within 10 feet of combustible materials. That excludes having grills on patios, balcony’s or stored in garages. You can have electric grills or small camp stove type gas grills that use 1lb propane tanks (versus standard 20lb tanks).
